The $180k base price includes a fully finished, turnkey home that is plumbed and wired, complete with a stoop at each door. It also covers your crawlspace block foundation, transportation of the home, and the full setup on your lot. Once the home is set, it’s ready to move in after you connect the electrical and plumbing to your on-site utilities.

Your modular home purchase does not include certain site-specific items such as electrical hookup to the home, septic system connection, or site preparation for the foundation. HVAC installation, porches, and decorative landscaping—like shrubs—are also not included. These elements are handled separately to ensure your home is tailored perfectly to your lot and your needs.

Once your Warrior Cottage is purchased, construction typically takes 8 to 12 weeks. Weather isn’t a concern—our process is designed to keep your home on schedule, so you can move in right on time.

“Dry-in” refers to the stage when the two halves of your modular home are joined, the roof trusses are set, and the exterior is made weatherproof. This includes installing OSB sheathing and synthetic felt—protecting your home from the elements on day one. By the next day, shingles or a metal roof are installed.

Following this, we complete exterior and interior touch-ups to ensure your home is move-in ready. If your home includes porches, they are added during the final phase.

No—our modular homes are designed to sit on a crawlspace block foundation, not a slab. Just like a custom site-built home, they are built with sturdy floor joists, providing a strong, durable structure that ensures longevity and stability.

Yes—modular homes can be financed just like site-built homes. They qualify for traditional mortgage options including construction loans, FHA (HUD), VA, and conventional financing.

Unlike mobile homes or even many tiny homes, modular homes are considered real property once installed on a permanent foundation. This allows for more favorable loan terms, lower interest rates, and broader lender options.

An added benefit is efficiency—modular homes are typically built and installed faster, helping you move into your new home sooner while still taking advantage of standard financing.

You’ll have the opportunity to personalize both the exterior and interior of your home to match your style. Choose your preferred paint colors, along with either a shingle or metal roof and its color. You can also select between Smart siding or vinyl siding for the exterior finish.

Inside, we feature high-end cabinetry, quartz countertops, and durable LVP plank flooring, with LVP tile flooring in the bathrooms. You’ll be able to choose from a variety of cabinet styles, countertop colors and textures, and flooring options to create the look you want.
